Selling Price vs. Time on the Market

Typically the first few weeks after the house goes on the market is when  the most buyers come to see your home.  It's during this critical time your house must be priced right and staged to show during normal showing hours.  Wasting this time by not being ready only lengthens the amount of time you will have your home on the market. Worse yet sellers who overprice tend to end up chasing the market down resulting in a lower net than if they had been realistic in the first place.
